Her family—internationally renowned acrobats who performed across Asia, the Emirates, Europe, and the United States—began investing in real estate in 1983, using their performing careers to build long-term financial stability through property ownership. From an early age, Manda learned that while performing brought excitement, real estate created freedom and generational wealth.

The Registration Act, 1908, the Transfer of Property Act, 1882 and the Real Estate (Regulation and Development) Act, 2016 mandates the registration of an agreement for sale of an immovable property. By registering the agreement for sale of an immovable property, it becomes a permanent public record. Further, a person is considered as the legal owner of an immovable property only after he gets such property registered in his name.

  • Original Sale Deed/Conveyance Deed: Proof of your ownership of the property.

  • Encumbrance Certificate: A certificate stating that the property is free from any monetary and legal liabilities.

  • Approved Building Plan/Sanction Plan: Required if the property is not a vacant plot.

  • Property Tax Receipts: Proof that all property taxes are paid up to date.

  • Occupancy/Completion Certificate: Issued by the local development authority upon completion of construction.

  • Utility Bills: Copies of electricity and water bills to show utility accounts are current.

Capital Gains Tax exemptions typically apply to long-term gains when the proceeds from the sale are reinvested in specific assets within a defined period. Common exemptions include:

  • Reinvestment in a New Residential House (Section 54): The seller uses the net sale proceeds to purchase or construct another residential property within the specified timeline (usually 1 year before or 2 years after the sale for purchase, or 3 years after for construction).

  • Investment in Specified Bonds (Section 54EC): Investing the capital gain amount in certain bonds issued by government-approved institutions (e.g., NHAI, REC) within six months of the transfer.
