Houston’s real estate landscape shifted noticeably in Mid-Q3 2026, offering a welcome change for buyers seeking more balance and opportunity. Roughly 7,100 single-family homes sold, but what truly stood out was the broader selection—nearly 38,900 listings and a 5.3-month supply. This meant less pressure, more time to consider your options, and increased negotiating power—key advantages whether you’re a first-time buyer, relocating, or looking to invest.
The median price for single-family homes softened to $330,000, and although mortgage rates hovered near 7%, steadier pricing helped keep the path to homeownership open for many. Townhome and condo buyers also benefited, with greater inventory and average prices ticking down, extending these buyer-friendly conditions across Houston’s market.
As someone who’s guided clients through every market cycle since 2006—and with a background in both real estate investment and negotiation—I see these trends as encouraging signs of sustainable growth. More inventory and stable prices help ensure homeownership stays within reach, and with the right strategy, buyers can approach these opportunities with confidence.
