This season’s Texas new home market is moving with some interesting shifts. Mid-Q3 data shows 5,700 new home sales across the state—a slight drop of about 7% from last month and 3% from a year ago. Even so, homes are selling a bit quicker for the fourth consecutive month, with average Days on Market now at 109, down from 112 earlier in Q3. That’s still a touch longer than last year, but it’s a positive trend for motivated sellers and buyers who want to move forward without long waits.
The average new home price in Texas held steady around $424,000 for Mid-Q3, and the sales-to-list price ratio climbed to 98%. For anyone keeping an eye on wealth-building opportunities, this signals continued pricing stability—even as demand typically softens this time of year. Inventory is up slightly, with 37,000 active new home listings, which means buyers have a wider selection to consider statewide. As always, balancing the right timing and strategy makes a difference in navigating these shifts—something my own family’s experience in Texas real estate has taught me time and again.
